Developed in partnership with Commercial Retail Group and Renewal SA, the project brings together housing, retail, education and community infrastructure on a site long overdue for renewal. The precinct is organised around a strong civic core: the Agora, a central market hall drawing on the tradition of communal gathering, flanked by two external public realms conceived as Plateia. Housing comprises of townhouses, apartments and short stay accommodation, complemented by a sustainability-focused Urban Green School, a productive rooftop farm operated by Youth Inc, and a curated mix of retail, food and beverage, hospitality and entertainment.
The design is grounded in the principles of the world’s Blue Zones, embedding walkability, social connection and everyday engagement into the fabric of the precinct. The project reads as a cohesive assembly of buildings unified through consistent datums and materiality. Three distinct urban forms address the site’s edges: a corner hospitality venue and mid-rise short stay accommodation fronting ANZAC Highway, and a collection of terraces and apartments along the eastern boundary.
